
Our new home inspection was done this week, and look what was found up in the attic: MOLD on the roof sheathing!!! The inspector said that it didn’t smell moldy, and that there wasn’t any mold on the rafters, which means that maybe it’s just localized on that one side.

This side of the attic sheathing has no mold. I think it has to do with the venting, like what the inspector said. We’re trying to negotiate with the listing agent and the Sellers about what is going to be done. I was telling Vanda that we needed to submit a written request to them earlier in the week, but she seems to think that because we signed an “as-is” contract (since it was listed that way), that it would have done more harm than good to ask for repairs. Anyhow, they are now asking US to submit something that states what we want.
Vanda, all week, was saying, “Let me know what you want to do….” instead of just saying, “Look, there’s mold up there, let’s get someone in to test the air quality, if it could be an issue,” etc., but I think she just wanted to put it on ME to decide. Yes, this is our house, but I also have no clue about navigating this. It wasn’t until this morning that she pointed out to me again to call this Vimol guy (i.e. mold inspector) for more information, and when I started looking on the internet about mold in attics, that I began to think, “Holy shit, if this place is in bad shape, I don’t want to buy it with no protection!!”
Basically, I think we may need to pay out of pocket for an air quality test for mold, and if it comes back elevated, I want to know that the Sellers will remediate it. If they won’t, then we need to be able to walk. Simple as that. That shit can get expensive. And I wish that Vanda pushed the issue earlier in the week, because the way she talked, and the way the inspector talked, it was as if they were edging on the side of, “Well, replacing the roof will be okay, will take care of the problem, it’s okay, it’s okay….BUT… it’s your decision.” Well, what would YOU think??
Anyhow, at this point, we need to submit to them a request for these repairs, and to remediate if there is a mold problem, and to reimburse us for the mold test. Simple as that.
I am prepared to walk if I need to….I really like this house and I think it can still be a good house. But if it comes with certain health problems, like mold……Ay yay yay….
Just heard from Vanda, for the termite inspection, and there are no termites, so that’s promising!
Oh, but the house has slightly elevated radon levels, too. UGH…..Thankfully, they have agreed to do radon remediation and test again before closing, so that is positive news, as well.
Oh, good Lord….buying a house is a full-time job!
